State Tax Relief Programs

  • The Senior Freeze (Property Tax Reimbursement) program reimburses eligible New Jersey residents who are senior citizens or disabled persons for property tax increases on their principal residence (home). Complete this questionnaire to see if you may be eligible for a 2022 Senior Freeze.
  • The Affordable NJ Communities for Homeowners & Renters (ANCHOR) program was developed to offset both the high costs of living and property tax burden, replacing the Homestead Benefit program and expanding the number of eligible taxpayers. Nearly 1.7 million New Jersey citizens applied for the ANCHOR property tax relief program by the February 28 filing deadline.
  • The Stay NJ program provides property tax relief for eligible homeowners aged 65+, reimbursing 50% of property taxes (up to $13,000), with a 2024 cap of $6,500. To qualify, applicants must have owned and lived in their home for all of 2024 and earn less than $500,000. Mobile homeowners are not eligible. Benefits are calculated after ANCHOR and Senior Freeze, with payments expected in early 2026. Program eligibility and benefit amounts may change based on the State Budget. A single application covers Senior Freeze, ANCHOR, and Stay NJ, based on residency, income, and age as of 2024. Filing Deadline: October 31, 2025.
